Collov AI is a virtual staging and listing-photo tool that stages or redesigns room photos, edits exteriors and turns still photos into virtual tour videos. Collov AI is made by Collov, Inc., in the United States, and runs as a browser app. It is aimed at real estate agents, designers and homeowners, and its Virtual Staging API lets developers build the same room transformations into their own apps.
Designing a room with Collov AI
Every design starts from a photo: you upload an image of an empty or furnished room, then choose a design style and room type. Presets include styles such as Scandinavian, Modern, Industrial and Luxury. From a single photo, Collov renders a photorealistic, professionally staged interior in any room type and style. A Material Overlay tool changes wall and floor materials.
Furniture removal is on every plan. From Advanced up, you also get furniture editing, day to dusk, rain removal, season change, pool water and lawn replacement, plus AI Chat Edit and an AI Design Agent that change a photo from typed instructions.
Credits set the cost of each job: a staging generation is 1 credit, multi-angle staging 3 credits per image and a virtual tour 5 credits per image. Virtual tour videos, made from up to 20 images, are on Premium and Enterprise, which also include an AI 360 panorama and an AI 3D tour. Downloads are high resolution, and paid plans carry no watermark.
Working with other people
There are no shared workspaces, team seats, co-editing or comments; Premium is aimed at teams and brokerages through its larger credit volume. API access is on the Enterprise plan, with public docs covering staging, room clearing, chat editing, multi-angle staging and exterior edits. Collov also runs a separate MLS partnership programme.

There is no free plan. Each tool has a small number of free tries instead, such as 5 watermarked virtual staging tries, and most free tries are watermarked. Unused photo credits reset each month.
Standard is $27 a month, or $19 a month billed yearly ($228 a year), for 60 photo credits a month. Advanced is $59 a month, or $49 a month billed yearly ($588 a year), for 150 credits and adds the editing tools and chat editing. Premium is $99 a month, or $79 a month billed yearly ($948 a year), for 263 credits and adds virtual tours. Enterprise is $170 a month, or $127 a month billed yearly ($1,524 a year), for 526 credits, API access and dedicated customer support; extra photos cost $0.24 each on yearly billing or $0.32 on monthly.
Every paid plan includes a commercial photo licence, and you keep ownership of the content you upload and generate.
Privacy and security
Collov processes data in the United States. Its privacy policy sets out the GDPR rights that residents of the European Economic Area may have. The terms allow anonymized, aggregated data to be used to improve the service. There is no single sign-on on any plan, Enterprise included.

Collov AI suits real estate agents, brokerages and listing photographers who stage many photos a month and want exterior fixes such as day to dusk, lawn replacement and season change, plus virtual tour videos for listings. Developers and larger firms can build staging into their own apps through the API on Enterprise.
It suits less well anyone who wants to start from a floor plan, sketch or 3D model, since Collov works from photos only. Teams that need shared workspaces or single sign-on will not find them, and the editing tools and videos need Advanced or Premium.
